I'm Smarth, or Sam if that's easier. I've spent over five years in property, and the reason I sit on the buyer's side is simple: most buyers walk into the biggest purchase of their life with nobody representing them.

The agent standing in that hallway does this every day of their working life. They're trained, they're licensed, and they know every move there is to get one more dollar out of you. That isn't a criticism, it's their job. They're paid by the vendor. It can look like they're helping you, and they'll be genuinely pleasant while they do it, but they are not in your corner.

I think of it like walking into court without a lawyer, while the other side has one who knows the law inside out. However sharp you are, what hope have you really got?

I found that out the hard way buying my own first place. Since then I've watched plenty of people go through the same thing: not sure how to properly assess a property, not sure what to say to an agent, and eventually making a decision out of frustration rather than confidence. That last one is the one that stays with me, and it's the reason I do this.

The first call 15 minutes

Tell me what you're after, where you're looking, and what your budget honestly is. I'll tell you straight whether I can help. If I'm not the right fit, I'll say so on this call.

Your buying brief call 45 minutes

We get specific. Suburbs, streets, must-haves, deal-breakers and the trade-offs you're willing to make. Most buyers have never written this down, and it changes how the search runs from here.

I search, shortlist and inspect Weekly updates

On-market and off-market both. I inspect on your behalf and you only give up a Saturday for homes that have already passed the filter. This is where the stress drops off a cliff, because the searching stops being your job.

I work out what it's actually worth Before any offer

30+ data points on every shortlisted property, plus the things a 30-minute inspection won't show you: easements, overlays, build quality, what's planned for the street. You go in knowing the number. This is your defence against underquoting.

I negotiate or bid, then see it through To the keys

Private sale or auction, I handle the part where the money is won or lost. Then I stay on through building and pest, contracts and settlement so nothing falls over at the end.

Why me, not another agent

What does a buyer's advocate actually do?

I represent you for the whole purchase. That means searching on and off market, inspecting properties on your behalf, working out what each one is genuinely worth before you make an offer, then negotiating or bidding to get it for as little as possible. After that I stay on through building and pest, contracts and settlement until you have the keys. The short version: the seller has a professional working for them, and now so do you.

Isn't the selling agent already helping me?

They're helpful, and they're paid by the vendor to get the highest possible price. Both of those things are true at the same time. It just means nobody in that room is working on your number.

I've already found a place I like. Can you still help?

Yes, and this is a good time to call. I can value it properly, check it over for the things that don't show up at an inspection, and negotiate or bid on it for you.

Do you bid at auctions?

Yes. It's one of the most valuable parts of the service, because auctions are where emotional buyers pay the most. Having someone bid for you who has no attachment to the property changes what you end up paying.

Which areas do you cover?

Melbourne's South East suburbs. I deliberately keep to one region so I know it properly, street by street, not just suburb by suburb.

What does it cost?
